King County Property Tax Appeal: Common Questions
What do I actually get for $39?
A complete appeal packet: (1) a cover letter addressed to the BOE, (2) a Valuation Evidence report with comparable sales analysis and adjustment grid, (3) a pre-filled BOE Petition Form, (4) hearing preparation notes with talking points and sample answers to Board questions, and (5) a step-by-step filing checklist with deadlines and instructions. All editable documents — review and customize before filing.
Is this legal advice?
No. This is a data analysis and document preparation tool. We provide comparable sales evidence and prepare draft forms based on public data. No attorney-client relationship is created.
What are the odds my appeal succeeds?
Your odds improve significantly with professional-grade comparable sales evidence — which is exactly what this tool produces.
What if my assessment is fair?
The free check will tell you. If your assessed value is at or below market value, we'll let you know — no charge, no upsell.
When is the deadline?
July 1, or 60 days after your value notice is mailed, whichever is later. After that, you'll pay the full assessed amount for another 12 months. Value notices are mailed between May and November of the assessment year.
How is this different from Ownwell?
Ownwell takes 25–35% of your savings. If you save $700/year, they charge $175–245. We charge $39 flat — you keep 100% of the savings.
Do you store or sell my data?
Your appeal documents are generated on the fly and immediately deleted — we don't store them. We keep your name and email from purchases so we can send you filing reminders and product updates. We never sell or share your data with third parties.
What happens at the Board of Equalization hearing?
You present your comparable sales evidence to a BOE panel. The Assessor's office also presents their valuation. Hearings last 15-30 minutes — you can attend in person or by phone. The BOE mails their decision afterward.
Can I pay my property taxes while my appeal is pending?
Yes, and you should. Filing an appeal does not suspend your tax obligation. Pay on time to avoid penalties. If you win, you'll receive a refund or credit for the overpayment.
Do I need a lawyer to appeal?
No. Property tax appeals are administrative hearings, not court proceedings. Most homeowners represent themselves. The key is good comparable sales evidence — which is exactly what this tool produces.
Does filing an appeal risk raising my assessment?
Technically the BOE can adjust in either direction, but in practice this is very rare. They almost always either reduce the assessment or leave it unchanged.
What's your refund policy?
Since you receive your appeal documents immediately upon purchase, we generally do not offer refunds. If you experience a technical issue that prevents you from receiving your documents, contact us at support@wapropertytaxappeal.com and we'll make it right.
